PHASE 1D: (APPROX 148 ACRES INCLUDING ROADS):
The development of 200 No., 0.5 acre building lots, situated on the upper reaches of the development between150-600 ft. above sea level.


The proposal is to initially sell the individual building lot home sites. To encourage the purchasers as part of the covenant documents to entrust the design project management and construction of each of the properties to DCG Limited. This is to avoid design conflict but more importantly to provide the purchasers with the assurances for ease of construction, taking into account all covenants, planning, financing and taxation waiver benefit. It anticipates property design will range from 3000-6000 sq. ft.
That DCG will provide various selections of design and finishes for the varying sq. ft. sizes of property from which clients can select with associated budget guidelines. This will ensure early build out of the development and avoid home sites being left un-developed.
Purchasers willing to self-design and construct will be controlled by the design and construction covenants.


PHASE 2: (APPROX 36 ACRES): Completion April 2010

Within the vicinity of the Golf Course Club House at an elevation of 275 ft., the proposal to develop 32 No. golf lodges serviced from the Club House location.


Each golf lodge would be an average size of 4000 sq ft internal space plus balconies and comprise of 4 No. master bedrooms with central shared facilities, including pool and landscaping. For the purposes of calculations it is considered that the properties would be straight freehold sales although the alternative of fractional ownership would be a consideration.
B) HILLSIDE PENTHOUSES:
Situated on the upper reaches above the coastal road at elevations of between 140-200 ft. The proposal to develop 2 No. separate gated communities with a total of 160 residential units, the development would include:
